Hello,
My
name is Jim Pellerin.
I'm in bit of a pinch and I need your help.
I’ve got some buyers who need a home...
actually, I've always got
buyers who need a home.
Here's
the story... I'm a real estate investor
and I advertise to find people who want
to buy my
houses. Well... my marketing worked amazingly
well and I found a lot more buyers than
I have houses to sell. So... I wanted to
find a way to help these folks find a home...
so I set up this web page and started contacting
landlords and home owners like you in the
area.
My
buyers want to live in the YOUR
area, but don’t qualify for a mortgage right
now. That means they would be buying from
me "Rent
To Buy." and I would be buying
from you on this "Lease
To Sell" arrangement.
They
can afford the monthly payment and will
qualify within 2 or 3 years. We qualify
every one of them before we put them in
the property... I want to know exactly how
long it would take them before they did
qualify and are able to get their own mortgage.
I
will give you fair
value for your house and cover all
your expenses during the lease period… sometimes
a little bit more than that.
In addition to that, my
renters tend to take care of the property
better than a normal tenant because
they already see it as their
property. Actually, your written agreement
is with me and that makes me
responsible for repairs to the house. So
if the furnace goes out, I have to fix it
or if the toilet stops up, I don’t call
you in the middle of the night. It saves
you a lot of landlord headaches.
And,
if the worst happens, and my tenant buyer
defaults, they lose their option and I can
evict them. The beauty is that the percentage
of evictions on this type of sale is way
below normal tenant eviction rates... so
it's a lot safer.
By
the way, none of this costs you a dime.
I'm paid by the buyer.
As
far as price goes...It doesn’t really matter
to me
how much you want for it, but if we put
it much over market value, I won’t be able
to find a tenant buyer.
But there is no
reason we shouldn’t be able to
get you fair
value or maybe a little more
because the way we are selling it. My buyers
are pretty motivated.
